Why Sell at Auction?

People choose auctions for a number of reasons.

  1. Auctions are generally quick. Most of the auctions conducted by Emma Creeks Real Estate & Auction have a turnaround time usually around four weeks, that is moving at a fast pace in the real estate world.
  2. Houses sold at auction are generally sold as is, where is. Instead of the buyer being able to make demands regarding repair or personal style choices and leverage those demands into the price of the house, houses sold at auction are sold “as is where is”. Remove the personal property items, or don’t, and sell it like it is. This saves a huge amounts of work, hassle, and trouble for the seller.
  3. Home and property auctions move the quickest with the least amount of hassle for the seller. The seller sets the terms. There can be reserves on the property to ensure price security for the seller. (See below)

It used to be that most of the buyers for housing auctions were investors, but that demographic seems to be changing. With the real estate market as it is online real estate auctions are becoming more and more utilized. Making traditional live-in buyers discover the advantages of buying homes at auction.

Marketing and visibility sell homes. We are members of Realtor, KREC and the RSCK just like every typical realtor. We can offer you everything they can and more. From a sign in the yard to an online auction reaching thousands. Emma Creeks Realty & Auction can make it happen. Ask about our personal property sales options too.

We believe that connecting motivated buyers and sellers is just as important with an Online Auction as it is with traditional real estate.

Absolute vs. Reserve Auctions.

Emma Creeks Real Estate & Auction will help recommend which type of auction will suit the seller best depending on what is in the sellers best interests and situation.

An absolute or no minimum/ no reserve auction means that the property will sell the day of the auction to the highest bidder. A reserve, or subject to seller confirmation, auction means a minimum amount is set by the seller and must be met before the property is considered sold.

Each type of auction provide its own benefits and the seller will help determine which option will be used to ensure the most successful auction possible.
